Water is an essential part of life, but can cause major issues for a property. Water infiltration into a property either through the roof, or basement left unchecked will cause structural damage, soil movement, and may create the conditions for mold to breed. Experience in understanding access points for water entry is imperative for ensuring a dry property.
Experience and expertise play a large roll in identifying defects and durability. Understanding key factors such as the roofing material, the average lifespan of that material, the current condition of the roofing material, and the age of the property allow us to accurately assess not only the current condition of the roof, but approximately how long a client should expect before repair or replacement is necessary.
Evaluating a structural issue accurately demands critical thinking and troubleshooting. There are many components within a property, and many factors that play into the “hows” and “whys” a defect occurs. Understanding those factors allows us the ability to accurately assess the severity of the defect, as well as the conditions that may have led to it. More important than identifying a structural defect, is properly conveying that information to our clients in a way that is honest, and easily understood, and without alarmism.
Inspection prices vary depending on a multitude of factors including: The size of the property, the total number of HVAC zones for the property, whether or not the property has a basement/crawlspace/slab foundation, and so on. The cost for an average single family 4 bed 2 bath property is approximately $550, which includes the structural, mechanical and wood destroying insect inspection. Radon testing in areas needed is an additional $75. Pricing is subject to change.
The time taken to perform a home inspection relies on many factors such as the size of the property and the condition of the home. In general, the average time spent during a home inspection with our two home inspectors is approximately 2 hours.
Typically, home inspections are schedules once the perspective buyer is officially out of the attorney review process and all documents are signed.
Reports are typically sent out next day.
